Monthly Management Service

If you would prefer not to get a phone call at 3:00 a.m. about a leaking water heater, this program is designed for you. We will handle all aspects of caring for your property 7 days a week/24 hours a day.

     Our Property Management Services Include:

One-time Leasing Service

If you would prefer to handle the day-to-day management of your property yourself but you do not have the time or availability to market and show vacancies on a moment's notice, nor the expertise in choosing a new tenant, this is the right program for you. We will handle any or all of the following:

  • Install Yard or Window Sign (where permitted by Homeowner's Association)
  • Take digital photographs of the interior and exterior
  • View/show available properties to prospective tenants
  • Market on MLS and various internet sites
  • Thoroughly screen prospective tenants by performing Credit Ceck, Criminal Check, Eviction Check, Landlord Verification, and Employment Verification
  • Execute rental/lease agreement provided by owner OR we will use a lease prepared by a local Real Estate Attorney specializing in landlord/tenant law for $55.
  • Recommend required maintenance
  • Collect first month's rent and security deposit up-front
  • Conduct move-in inspection of the property
  • Turn over original documents and funds to you.

We then turn the day-to-day management back over to you. Our fee for this service is one month's rent plus a $35 marketing fee.

Where do you advertise and who pays for advertising?

 The primary advertisement venue is the internet. The cost to the owner is included in the $35 setup/marketing fee. All of our rental properties are listed on the following websites:

 What about Children, Pets, or Smoking?

We cannot discriminate based on family structure and size. Pets and smoking status are not protected classes; assistive animals are the exception. Smoking/non-smoking policy and pets are at your discretion. If you choose to allow a pet, we will include specific language in the lease and the tenant will be responsible for paying a pre-determined non-refundable pet fee which the owner can use for de-fleaing the property and cleaning carpets.

 

 What about Utilities and Landscaping?

Tenants are responsible for all utilities unless otherwise contracted for in the lease agreement. Within most Homeowner's Associations water, sewer, and garbage collection is included in the HOA fee dues and can not be charged to the tenants. Most landlords pay for a landscaper but may reduce the monthly rent if the tenant takes on the responsibility to mow the lawn and/or keep landscape bushes trimmed.

 

How do I handle Insurance?

All landlords should contact their insurance agent for advice in this matter. You would need to have sufficient liability and property damage insurance to protect your invesemtent (Landlord's Poplicy); Tenants are encouraged to purchase a Renter's Policy to cover their personal property and furniture.

 

 How long does it take to get my property rented?

We cannot guarantee when a property will be rented or how long it will take. That depends on the current market trend, the location and condition of the property, amenities included, and if the property is priced right for the market. Properties in excellent condition with newer facilities do rent faster than those that are somewhat outdated or have not been properly maintained. We will help assess your property and make suggestions on how to maximize the rent you can charge.
